Under about 4 months of inventory generally indicates a seller’s market. Small towns can swing month to month on a handful of sales.

Is it a good time to sell in eastern Monmouth County?

Yes, if your home is priced and presented correctly. Nearly every town had two to three months of inventory, and in Red Bank, Atlantic Highlands, Fair Haven, Middletown and Holmdel homes sold above asking on average. Home values in Rumson, Atlantic Highlands, Little Silver and Fair Haven are up 17% to 19% over the past year.

Here’s what I tell my sellers: low inventory gives you leverage, but it doesn’t forgive mistakes. A strategic list price, professional staging, and over-the-top marketing are what turn a fast sale into a record sale. The homes that sit are the ones that came out overpriced or under-prepared.

What does this market mean for buyers?

Come in prepared. You’re competing on speed and terms, not just price. Have your financing fully underwritten, know your walk-away number before you tour, and work with an agent who hears about homes before they hit the portals. In Rumson and on the rivers especially, the best properties often trade quietly.

What’s happening with waterfront homes?

Waterfront on the Navesink and Shrewsbury Rivers continues to command the biggest premiums in eastern Monmouth County. Buyers relocating from Manhattan are a big part of that demand: our river towns put them a ferry or train ride from the city with deep-water access and an old-money coastal lifestyle you can’t replicate closer in. True riverfront supply is limited, so well-presented waterfront listings continue to draw multiple offers.
